During a meeting with our Art Director, we clarify your goals, expectations, and vision for the future hotel – its format, service level, style, and key differentiators. At this stage, we also gather essential information about the location, total area, functional structure (guest rooms, lobby, restaurant, conference zones, etc.), and the technical constraints of the property.
Based on your request or the completed brief (our specialized questionnaire with all the information needed to start the project), we prepare a commercial offer and draft the contract. Once the contract is finalized – we begin the design process.
AUDIT OF THE OBJECT

Before signing a lease or acquiring a property for a hotel, it’s crucial to ensure that the space truly aligns with your goals. We evaluate the premises from a spatial and operational perspective — assessing the potential for efficient zoning, the number of future rooms, and smooth circulation for both guests and staff, as well as its compatibility with the intended hotel concept. You receive a clear understanding of the spatial opportunities and limitations before the project begins. At this stage, we combine your concept, the building’s features, and the needs of future guests. We develop several options for functional zoning of guest rooms, the lobby, restaurant/breakfast area, service spaces, and other key hotel areas. We define the design style and atmosphere, and select materials, furniture, and lighting that support the brand vision while ensuring comfort and convenience for guests. The interim result is presented as 3D sketches and visual layouts, allowing you to see the furniture placement plan and the overall character of the interior before moving on to detailed design and technical documentation.
VISUALIZATION
From idea to realistic interior
We pass the refined concept to our visualization team, who transform the design idea into photorealistic images of hotel. The visualizations show how guest rooms, the lobby, restaurant, and other areas will look with real lighting, selected materials, furniture, and color schemes, allowing you to experience the atmosphere of comfort, hospitality, and service in advance. Also we finalize all design decisions: wall, floor, and ceiling finishes, shades and textures, lighting elements, furniture, and decorative accents. This ensures that every space is cohesive, functional, and aligned with both the hotel brand and guest expectations.
TECHNICAL DOCUMENTATION
We transform the concept into precise drawings
Based on the approved concept and visualizations, we develop a full set of technical drawings for contractors and specialists involved in implementing the hotel’s interior. This is the stage where the design concept is transformed into precise architectural documentation. We detail the layouts of guest rooms and public areas, furniture placement, lighting, electrical systems, as well as construction nodes and finishing details. All critical parameters are reflected in the drawings: from wall dimensions and openings to ceiling heights, locations of outlets, lighting fixtures, and plumbing equipment. This level of detail ensures accurate project execution, smooth coordination between contractors, and reduces the risk of errors or delays during the implementation of the hotel interior.

At this stage, we select all the elements that create a complete and recognizable hotel interior. From finishing materials, furniture, and lighting to décor and branded accents, everything is chosen to enhance the design concept and ensure guest comfort. At the same time, we prepare detailed specifications with exact dimensions, colors, textures, and supplier recommendations, enabling efficient procurement and accurate implementation of every interior component in accordance with the project.

We supervise construction to ensure that the project is implemented exactly as planned.
We ensure that the implementation of the hotel interior aligns fully with the approved concept and project documentation. We monitor that the layout of guest rooms and public areas, placement of electrical outlets, lighting, furniture, finishes, and wayfinding elements are executed exactly as planned. We visit showrooms, suppliers, and manufacturers to select materials, furniture, and décor, and prepare technical specifications for contractors to keep all decisions coordinated and functionally sound. This is not technical supervision: within the framework of author’s support, we address ongoing design issues, make necessary adjustments, and update the project without deviating from the concept.
