Architectural design of residential buildings — order architect services | CITEK

Architecture of private residential buildings

At CITEK, we design residential architecture that works for people’s lives, not the other way around. Our approach is based on an analysis of the site, real construction conditions, budget, living scenarios and future family development. We create homes that provide logical planning solutions, comfortable routes, correct orientation to light, energy efficiency and the ability to adapt in the future.

For us, architecture is an engineered system where every solution has a function: from the layout of volumes to the choice of structures and materials. We design homes that are easy to build, simple to operate and economically maintain. These are not “perfect pictures”, but realistic projects that take into account building codes, technologies, site restrictions and the customer’s tasks. Our task is to create a home that will be comfortable today and will remain relevant in years to come.

PROJECT DESIGN STAGES - ACTION ALGORITHM

1

INTRODUCTION

We lay the foundation for creating your future interior

During a meeting with our art director, we will discuss your preferences and ideas about how you would like the interior to look. At this stage, we will also gather information about the location of the apartment/house, its size, and current layout. Next, based on your wishes or the completed brief (a unique questionnaire with specially compiled questions that we need to start the design process), we prepare a commercial offer and conclude a contract, after which we begin the design process.

INTRODUCTION
2

AUDIT OF THE OBJECT

Invest with confidence — evaluate the potential of the space before the project even starts

Before investing in space, you should be completely confident in what you are buying. We offer professional advice even before the start of the project or even before signing the purchase agreement, which allows you to avoid unpleasant surprises and correctly assess the cost and prospects of the property. This is an opportunity to analyze the property in detail, consider it through the prism of architectural and living potential, and understand the opportunities it offers for planning, project implementation, and long-term use.

INTERIOR DESIGN CONCEPT DEVELOPMENT

We combine your lifestyle and interior space

At this stage, we try to combine your wishes and ideas with the initial data. We work out various options for the layout (if it is not our architectural project), the color palette of the interior, and the main finishing materials, and select specific furniture and decor items for each room. The result is a 3D diagram for each room, where you can see and understand the shapes and colors of the space.

4

VISUALIZATION

From idea to realistic interior

We pass on the detailed concept to a team of visualizers, who transform the design idea into photorealistic images of the future space. Visualizations help you see how the interior will look in real lighting, with selected materials, furniture, and colors, so you can feel the atmosphere of your future home. At the same time, we refine all the decisions: we select finishes for floors, walls, and ceilings, determine shades, textures, lighting, and decor. This way, the future interior will be harmonious and complete.

TECHNICAL DOCUMENTATION

We transform the concept into precise drawings

Based on the approved concept and visualizations, we develop a complete set of technical drawings for contractors and craftsmen who will implement your interior design. This is the stage where the design idea takes on precise shapes, sizes, and proportions. We work out in detail the plans for the premises, the location of furniture, lighting, electrical and other engineering elements, as well as structural components and finishing details. The drawings record all the necessary parameters for the accurate execution of the work: from the dimensions of walls and openings to the height of suspended ceilings, the location of sockets, light fixtures, and plumbing fixtures. This level of detail allows craftsmen to clearly implement the designer’s vision, ensures the accuracy of the work, and helps to avoid misunderstandings in the process of interior design.

AUTHOR'S REVIEW

We supervise construction to ensure that the project is implemented exactly as planned.

We ensure that the interior design complies with the approved concept and project decisions. We make sure that the layout, sockets, lighting, furniture, and finishes are located exactly where specified in the project. We also visit salons and showrooms to select materials, furniture, and decor, and prepare technical specifications for contractors to ensure that all decisions are consistent with each other. This is not technical supervision; as part of our author’s support, we help resolve current issues, adjust decisions as needed, and make changes to the project without deviating from the concept. Our goal is to implement the interior exactly as it was conceived.

At citek, a concept is not just a style or visual direction. This stage helps you see the future space before you start spending money. A concept is your confidence in the right direction, a strategy that allows you to make accurate decisions and not spend unnecessarily.

At citek, we create interiors that are not just beautiful — they are honest, functional, and humane. It is an environment that supports you in your daily life: at work, at rest, in motion, in silence. We believe that space influences a person no less than the architecture in which they exist. That is why interior design for us is about meaning, feeling, contact with materials, and life scenarios.

At citek, we create architecture that supports rather than dominates. A house is not just a volume, it is an environment where inner peace is born, where space works for you — not the other way around. We cannot imagine a house in isolation from people, landscape, climate, or lifestyle. Architecture must be honest. That is why our houses are spacious, open, adaptable, and always alive.
